Governor Sanwo-Olu of Lagos Unveils Land Administration Portal

The Lagos State Government has unveiled a land administration portal that will reduce manual land registration. This development also aims to reduce the number of people who have to physically be present at government offices in order to register land ownership.

Governor Sanwo-Olu, speaking at the event, stated that it was important to introduce an automated land registration process. He said, "The portal will reduce all forms of manual registration, eliminate the physical presence of applicants at land bureau offices, enable residents to register their lands from their homes, pay all necessary fees online, obtain their title documents, and apply for a certificate of occupancy (CofO)."

Sanwo-Olu also said: "The automated process has transitioned land transactions into digital format, integrating them into the Lagos State registry, and, as a result, significantly reduces transactions and saves costs."

The governor noted that the introduction of the digital system would help foster better collaboration among government offices.

He said, "This process will foster collaboration among agencies. That is an important deliverable."

"We believe that we will begin to see effective information in our various offices. This launch grants customers the privilege and right to access our services."

Sanwo-Olu also highlighted that the process provides a secure shopping cart experience, self-serve options, easy online records, and data search."

"Anyone can now verify, search, and apply for land titles, including the Governor's Consent, at the Lagos State Bureau from the comfort of their homes."

 

What are the requirements for land registration and obtaining the Governor's Consent in Lagos?

1. Make an application to the Lagos State Director of Land Services and Land Directorate

2. Sign the Land Form 1C and swear before a magistrate.

3. Submit three copies of a duly signed Deed of Assignment. If you are getting the house on a mortgage, you should also submit three copies of the deed of mortgage.

4. Survey Plan, with evidence of lodgment of the Red Copy (the original copy lodged at the Surveyor-General's Office)

5. Title of the property (certified true copy)

6. Tax clearance certificate


What fees and taxes do I pay when applying for a land registration?

1. Consent Fee

It is 1.5% of the land value. A property of ₦25,000,000 consent fee is ₦375,000.

2. Capital Gains Tax

For a property of ₦25,000,000, its CGT is ₦125,000, or 0.5% of its value.

3. Stamp Duty Fee

This fee varies based on the property's value at registration, ranging from 0.5% to 6%.

4. Registration Fee

A 0.5% property fee is charged. For a land worth ₦25,000,000, its ₦125,000.
